Come in.
Hey Brandy, my name's Brittany.
Hey, Brittany.
I just move into one of your rental properties, and I was given this this tenant move-in checklist. I don't know what to do with it. I don't understand it. And honestly, whatever it is, I don't have time for it.
Brittany, you've got to have time for this. It's really important for you to document your move-in so that your security deposit is refunded properly. Each room is listed here for you to make notes of anything that you did not damage that you see, so that we have that documented to process your security deposit in the end. It's really important.
Well, it says fireplace in living room. I don't have a fireplace in my living room.
That's okay. You can just put 'not applicable'.
Oh, okay. So I guess it's pretty easy. So, if when I moved in there was a scratch on the front of the refrigerator, I would write that down under refrigerator in the kitchen?
Absolutely.
And then that way when I move out, I won't be charged for the scratch on the refrigerator.
You are exactly right, Brittany.
Okay. And what should I put for paint on walls in the dining room? What am I looking for there?
So, if you have some kind of flaw in the paint, or maybe a niche on the wall, or a hole or something, that's what you would want to list there so that you're not charged for any of those damages as well.
Okay. And what about smoke detectors? What does that mean? That they're just not there or not working?
If they're there, please note that. If they're beeping, you want to note that as well, because those are tenant responsibilities to keep those batteries changed in the smoke detectors once you've moved in.
Okay. Is there anything else I should know about this?
If there's any extra things that you don't find a place for, maybe it's something outside, there's a great little spot for additional comments there that you can list anything extra that you just want to make us aware of.
Okay. Well, thanks Brandy. I'm glad that I asked you.
Thanks.
Thanks for taking the time to explain it.
Thanks for coming in, Brittany.
Okay, bye.
Bye.
