Hi everyone. Brittany here with Marchant Property Management, for Talk About it Thursdays. Today I'm going to be going over two frequently asked owner questions, and those two questions are, "Do I need any special kind of insurance?" and, "How can I get started with Marchant Property Management?"

So for the first question, "Do I need any special kind of insurance?" If your property was previously your personal residence, it's very important once it becomes a rental to switch the insurance to a rental policy. This is very different from your homeowner's policy, and you do not want to give your insurance company any reason to deny a claim if there ever was one. Also, if your property is ever going to be vacant for more than two months, you also need to speak with your insurance provider about that and let them know that it's going to be vacant, because you may need a special policy for that situation as well.
